Purchase costs
Line-by-line breakdown of the costs of buying a home in Morocco: registration duties, land registry, notary and VAT on their fees, fixed costs, and property VAT if the price is quoted net of tax.
What this calculation covers
A line-by-line breakdown of the costs of buying property in Morocco, based on the tax-inclusive price: registration duty at 4% (General Tax Code, article 133, built dwelling), land registry at 1.5% (ANCFCC), notary fee at 1% — market practice, adjustable — plus the 20% VAT charged on it, and the fixed costs of stamps, certificates and disbursements, around MAD 3,000.
On new build, 20% property VAT is added when the seller quotes a price excluding tax: the calculation shows it as a separate line, then applies every duty to the tax-inclusive price, since that is the base the administration uses. Resident or non-resident, the rates are the same; the distinction only documents the report.
What the calculation does not cover: agency fees where they apply, bank and guarantee charges on a loan, translation and legalisation of documents, the cost of transferring funds. The figure to keep is the all-in one, tax-inclusive price plus costs — that is what you compare from one property to the next.
