SwissPro360 is a developer: land selection, architecture, project management, sales and delivery. The first in-house developments are under study in Marrakech, then Casablanca, Rabat, Tangier and Agadir.

What protects your investment

  • Morocco's leading bank as conductor

    It finances the programme, holds the escrow account and releases each instalment only after progress is certified. Your money never passes through the developer.

  • A legal framework, a notary

    Off-plan sale under Moroccan law: preliminary contract signed before a notary, instalments tied to certified stages, individual land title at delivery.

  • Construction standards, inspected

    RPS 2011 seismic code, RTCM thermal regulation, Moroccan material standards. An accredited technical inspector validates every phase, from foundations to finishes.

  • Deadlines held by contract

    Contractual schedule per phase, milestones verified by the technical inspector, late penalties written into the contract, monthly progress report with photos sent to every buyer.

Banking arrangement being formalised. Buyer financing is subject to the eligibility of the buyer and the property, and to the bank's approval. No credit agreement is guaranteed.

Gross divides annual income by the purchase price. Net deducts the concierge (25%), platform fees (3%), cleaning (120 € per stay), annual charges (12,000 €) and the municipal services tax, then divides by the total investment: price, acquisition costs (6.5%) and furnishing. Net-net then deducts income tax on the net income (20%). Calculator default assumptions, all editable.

From selection to handover

    Audit of the developer, the land, the permits and the schedule before any distribution.

    Advice

    Visit, show villa, yield and payment-schedule simulation on the chosen villa.

    Securing

    Preliminary contract before the notary, declaration to the Exchange Office, instalments deposited on the partner bank's escrow account and released as construction progresses.

  4. 4

    Handover

    Acceptance, final contract, rental or management if desired.
