Full ownership

You own the property, not a precarious right

A non-resident buys a titled residential property in full ownership. The right is perpetual, transferable to heirs and recorded at the land registry.

The notary authenticates the deed and holds the funds in escrow until registration, the bank releases payments against certified progress, the land registry records your title.

Gross divides annual income by the purchase price. Net deducts the concierge (25%), platform fees (3%), cleaning (120 € per stay), annual charges (12,000 €) and the municipal services tax, then divides by the total investment: price, acquisition costs (6.5%) and furnishing. Net-net then deducts income tax on the net income (20%). Calculator default assumptions, all editable.
