The 2030 World Cup and property: what we know, what we assume

Stadiums, high-speed rail, airports: the public timetable of Morocco's construction programme to 2030, and what it is reasonable to expect for prices.

Since Morocco was named co-host of the 2030 World Cup, alongside Spain and Portugal, the same question comes up in every conversation with a buyer: will the event push prices up in Marrakech? The honest answer comes in two parts. What is documented, and what is not.

What is documented

The infrastructure programme is public and dated. Six stadiums in six cities, including the Grand Stade de Marrakech, being renovated to reach a capacity of 45,860. The Kenitra-Marrakech high-speed line, 430 kilometres, whose construction began in April 2025 with commercial service announced before the end of 2029. The extension of Marrakech-Menara airport, which passed ten million passengers in 2025.

These projects do not depend on the tournament itself. The high-speed line will put Marrakech within direct reach of Casablanca and Rabat for decades; the airport will keep growing after July 2030. It is this lasting change in accessibility that matters for a property, not the thirty days of competition.

What the market figures say

The property asset price index published by Bank Al-Maghrib and ANCFCC rose 0.6% over 2025 as a whole, with transactions up 18.4% in the fourth quarter. In other words: volumes are picking up, prices remain measured. There is no consolidated public study measuring the effect of the World Cup on Moroccan prices, and we do not claim to produce one.

What we conclude

Three cautious readings. First, the event is an accelerator of infrastructure, not a guaranteed price multiplier; the corrections seen after other major sporting events, elsewhere, are a reminder that euphoria has a cost. Second, in Marrakech, the areas that benefit from a real change in accessibility are those between the railway station, the airport and the large hotels of the south-west. Third, a holding horizon that extends beyond 2030 offers better protection than a bet on the peak.
